IS IBEJU-LEKKI A GOOD PLACE TO INVEST IN REAL ESTATE?
Description
IS IBEJU-LEKKI A GOOD PLACE TO INVEST IN REAL ESTATE?

Here’s the question many investors should be asking before they ask, “How much is land in Ibeju-Lekki?”

Because a cheap plot of land is not automatically a good investment.

And a popular location is not automatically a profitable location.

The real question is:

> What is happening around the land today—and what could make people want to live, work, trade or build there tomorrow?

That is where Ibeju-Lekki real estate investment becomes interesting.

Ibeju-Lekki sits within a major development corridor connected to the Lekki Free Zone, industrial projects, logistics infrastructure and large private-sector investments. Lagos State describes the Lekki Free Zone as a 16,500-hectare economic zone integrating industrial, commercial, residential and logistics activities.

But before you invest, there are 8 things you should investigate.

1️⃣ Infrastructure

Infrastructure can change the investment potential of an area.

Look beyond the estate's gate.

Ask:

What roads connect the property to major routes?

Is the road accessible during the rainy season?

Are there ongoing road projects?

How close is the property to major infrastructure?

Will future infrastructure actually improve access to the specific location?

Lagos State has identified projects around the Lekki-Epe corridor and road upgrades in Ibeju-Lekki, while its planning documents also highlight the infrastructure demands created by industrial development in the area.

2️⃣ Industrial & Economic Activity

People follow opportunities.

Where businesses, factories, logistics operations and other economic activities expand, demand for housing, shops, offices, warehouses and services can also increase.

The Lekki Free Zone corridor is being positioned as an industrial and investment hub, with proximity to major developments including the Lekki Deep Sea Port and Dangote Refinery. Lagos State also reported in 2026 that more than 200 industrial firms operate within the broader Lekki Free Trade Zone corridor.

That doesn't guarantee that every nearby property will appreciate.

It simply gives investors something important to investigate:

Is economic activity moving toward the location?

3️⃣ Accessibility

A property can be strategically located on paper but difficult to reach in reality.

Before buying, physically inspect the route.

Check:

Main road → access road → estate road → actual plot.

Don't rely solely on a Google Maps pin or a beautiful estate brochure.

4️⃣ Population & Housing Demand

Real estate ultimately depends on people and demand.

Ask:

Are people moving into the area?

Are houses being built?

Are shops opening?

Are schools and other services appearing?

Is there rental demand?

Who is expected to live or work there?

Development activity can be an important signal, but you still need to determine whether the demand is genuine and sustainable.

5️⃣ Employment & Economic Opportunities

This is closely connected to population growth.

When new economic activities create employment and business opportunities, they can influence where people choose to live and operate businesses.

The Lagos State Government has specifically linked the Lekki Free Zone corridor with industrial expansion and job creation initiatives.

But remember:

A proposed project is not the same thing as a completed project.

Always separate what exists, what is under construction and what is merely proposed.

6️⃣ Land Title & Documentation

This is one of the most important parts of any Nigerian real estate investment.

Don't buy the location. Buy the location + documentation.

Before committing your money, investigate:

C of O / Governor's Consent or other applicable title

Survey plan

Registered documents

Land allocation

Excision status where relevant

Government acquisition

Encumbrances

Planning restrictions

Whether the seller/developer has the legal right to sell

Lagos authorities also emphasize the importance of obtaining appropriate planning information and complying with planning regulations.

A promising location cannot rescue a problematic title.

7️⃣ Entry Price

Even a developing area can become a bad investment if you buy at an unreasonable price.

Compare:

Price per plot + title + infrastructure + accessibility + development level + location

—not simply the advertised price.

A ₦5 million plot isn't necessarily cheaper than a ₦10 million plot if the cheaper property has poor access, questionable documentation and weak development prospects.

8️⃣ Your Investment Horizon

This is where many investors get disappointed.

Real estate is not always a “buy today, double tomorrow” investment.

If you're buying land in an emerging corridor, you need to consider whether your financial situation allows you to hold the property for several years.

Your strategy could be:

Buy → Hold → Allow surrounding development to mature → Reassess.

The longer the horizon, the more important it becomes to understand the area's underlying development trajectory rather than chasing short-term hype.

So, Is Ibeju-Lekki a Good Place to Invest?

Ibeju-Lekki has several characteristics that make it worth researching as a real estate investment corridor: industrial activity, major infrastructure, economic development, expanding development and its position within the broader Lekki growth corridor.

But here's the part investors shouldn't ignore:

> Ibeju-Lekki is not one single investment.

Two properties can be in Ibeju-Lekki and have completely different investment prospects.

One may have good access, proper documentation, active development and strong demand.

Another may be far from major access roads, have unresolved title issues and little surrounding development.

Same location. Completely different investment case.

Before you buy land in Ibeju-Lekki, ask yourself:

📍 Where exactly is it?

🛣️ How accessible is it?

🏗️ What infrastructure is actually there?

🏭 What economic activity is happening nearby?

👨‍👩‍👧‍👦 Who will create demand for the property?

📜 What is the title?

💰 Am I buying at a sensible entry price?

⏳ How long can I comfortably hold it?

Because location alone doesn't guarantee appreciation.

The better question isn't “Will Ibeju-Lekki appreciate?”

It's:

> “Does THIS particular property have the fundamentals that could support demand and value growth over my investment horizon?”

That's the question a serious property investor should answer before paying for the land.
