🚨 IS LAGOS REAL ESTATE OVERPRICED?
Description
🚨 IS LAGOS REAL ESTATE OVERPRICED?

Imagine earning ₦500,000 a month and being told:

β€œCongratulations! You can now buy a decent home in Lagos.”

Then you see the price:

₦80 MILLION.

You check again.

Maybe you missed a zero.

You didn't. πŸ˜‚

Welcome to Lagos real estate.

But here's the real question:

IS LAGOS REAL ESTATE ACTUALLY OVERPRICED?

The answer isn't as simple as YES or NO.

THE SALARY PROBLEM

A 2026 GTI Investment Group report put Lagos' property price-to-income ratio at 19.2 times.

The same research reported that Lagos rents rose roughly 80%–120% between 2024 and 2026, while median wages grew only about 7%–9%.

In other words:

Your salary is running.

Rent is running.

Property prices are doing 100 metres.

And property is winning. πŸ˜‚

So yes, Lagos real estate is extremely expensive relative to many people's incomes.

BUT EXPENSIVE β‰  OVERPRICED.

LAGOS IS NOT ONE PROPERTY MARKET.

Ikoyi, Banana Island, Victoria Island and Lekki Phase 1 operate differently from Yaba, Surulere, Ajah, Ikorodu, Epe and Ibeju-Lekki.

Location, land scarcity, infrastructure, accessibility, demand, title and property type all affect value.

You can't say β€œcars are expensive” without asking:

WHICH CAR? πŸ˜‚

The same applies to Lagos property.

THERE'S ANOTHER SIDE.

Land costs more.

Cement costs more.

Steel costs more.

Labour costs more.

Documentation and professional fees cost money.

Financing costs money.

2026 industry reporting put cement around ₦12,500–₦15,000 per 50kg bag in some markets, compared with roughly ₦5,000–₦6,000 at the end of 2023.

The World Bank has also identified land appreciation, fragmented land administration and stagnant wages as contributors to Lagos' housing affordability challenge.

So today's property prices aren't happening in a vacuum.

BUT HERE'S WHERE YOU SHOULD BE CAREFUL.

Not every expensive property is a good investment.

And not every cheap property is a bargain.

That ₦20m β€œbargain” can become:

₦20m + title problems + legal bills + poor access + flooding + years of frustration.

Suddenly, the bargain has developed character. πŸ˜‚

Before buying, ask:

πŸ“ Where is it?

πŸ“‘ What is the title?

🚧 What infrastructure exists?

🌧️ Is the land physically suitable?

πŸš— How accessible is it?

🏠 Is there genuine demand?

πŸ“ˆ What is the development potential?

πŸ’° What are comparable properties selling for?

And WHY are you buying?

Home?

Rental income?

Land banking?

Resale?

Business?

At BuyLekkiNowNow, we have affordable lands and houses in Ibeju-Lekki, giving buyers another option within Lagos' expanding real estate market.

But please don't buy because someone shouted:

β€œBUY NOW! THIS IS THE NEXT LEKKI!”

🚨 Verify the land.

🚨 Verify the title.

🚨 Verify the location.

🚨 Verify the access.

🚨 Verify the surrounding development.

THEN decide.

Because the biggest danger in Lagos real estate isn't necessarily buying an expensive property.

It's buying a property YOU DON'T UNDERSTAND.

So, is Lagos real estate overpriced?

Here's the evidence:

πŸ‘‰ It is extremely expensive relative to many Lagos incomes.

πŸ‘‰ But expensive does not automatically mean overpriced.

πŸ‘‰ Lagos has multiple property markets.

πŸ‘‰ Rising land, construction, documentation and financing costs affect prices.

πŸ‘‰ Affordable opportunities still exist in emerging locations such as Ibeju-Lekki.

The question isn't simply:

β€œIs Lagos real estate overpriced?”

πŸ”₯ THE BETTER QUESTION IS:

β€œAM I PAYING THE RIGHT PRICE FOR THE RIGHT PROPERTY IN THE RIGHT LOCATION?”

Because getting that wrong can cost you millions.
